Obtaining
of Building Permission
No prior sanction

new residential
building in plots
up to 100.00 sq.mts.

construction shall
be in accordance
with the Master
Plan and Zoning
Regulations.
In respect of construction
of an individual
residential building

from the Local Authority
is necessary, provided
that such type of
residential buildings
should be approved
from Empanelled
Licensed, Qualified

Surveyors.
Grant or
refusal of Building
Application
The time limit for
disposal of building
application for
individual residential
buildings is 15
days and for other
buildings is 30
days. If the building
application rejected
on technical grounds,
the owner or occupant
can make a review
petition to a Select
Committee.
Other Important
features of the
Policy
The minimum width
of the abutting
road for allowing
commercial buildings
is 12.00 mts for
sites up to 1000.00
sq.mts and 18.00
mts for sites above
1000.00 sq.mts.
The minimum site
area for permitting
row housing development
is 1000.00 sq.mts.
with maximum plot
size of 125.00 sq.mts.
and minimum of 50.00
sq.mts. No stilt
shall be allowed
in individual residential
building.
The minimum plot
area for developing
Group housing is
450 sq.mts. (Group
Housing means the
building consisting
of independent residential
units of 5 and more).
The Group Housing
shall be permitted
on 12.00 mts. wide
roads. However,
group housing will
also be permitted
on 9.00 mts. wide
road subject to
handing over of
3.00 mts. wide strip
of land on the frontage
of the plot to the
Local Authority
on free of cost
subject to the condition
that remaining plots
shall be 450.00
sq.mts. or more.
The Recreational
open space (Tot—Lot)
shall be provided
in all group housing
schemes @ 5% of
plot area in case
of plots up to 2000.00
sq.mts. and 10%
of plot area in
case of plots above
2000.00 sq.mts.
The tot lot shall
be open to sky and
should be provided
above ground level.
For Banjara Hills
and Jubilee Hills
areas covered by
Block No.1 &
2 of M.C.H. Ward
No.8 and part of
Block No.3 of M.C.H.
Ward No.8, the maximum
F.A.R. for residential
building will be
1.00 and maximum
F.A.R. for designated
commercial area
is 1.50 with maximum
permissible height
for residential
building 10.00 mts.
For all group housing/institutional/commercial
buildings in plots
above 300.00 sq.mts,
a Security Deposit
of Rs.l00/- per
Sq.mtr. on built
up area has to be
paid by the owner.
The Security Deposit
will be refunded
by the Local Authority
only after producing
Occupancy Certificate.
The Government
or any other authority
shall have no power
to relax any site
from the provisions
of Regulations issued
in the GO (G.O.Ms.no.423,
M.A.) either in
part or in total.
